What To Do If You Notice Signs of a Leaking Water Heater
Between showers, baths, dishes and laundry, your home’s water heater gets a workout. The first rule when discerning if you have a leaking water heater, and where the source may be, is to not panic. The water could simply be condensation forming on the water heater storage tank. Wipe down the tank until it’s dry. Next, lay paper towels where you saw water collecting, and in 24 hours check for signs of wetness. If the towel is still dry, the problem is likely normal condensation due to fluctuations in temperature and humidity.

THE SIGNS OF A LEAKING WATER HEATER
Tankless water heaters don’t leak nearly as often as storage tank heaters. In fact, many will never leak, but if they do it’s usually because it was a faulty installation, such as pipe connections are loose or the water flow is too high. If water is too hard, then mineral deposits could build up, which also may cause leaks. If your tankless water heater is leaking it will likely be apparent around the pipes going into the unit or the ones carrying the heated water away from it.
Storage tank water heater leaks can occur due to several reasons. Check the following to be sure:
First, look at the fittings or the connections where the hot and cold water pipes are located on top of the tank. This is a common area for leaks to occur. If the drip is slight, you may be able to tighten the connection yourself. If tightening doesn’t help or there’s a noticeable pool of water on top of the tank, there could be a deeper internal problem. Shadrach can help with that!
Check the drain valve at the bottom of the tank. If the water is in this area, first turn off the valve. If you still see water coming from the valve, it may only need to be tightened. The temperature and pressure relief valve will be on the top or the side of the tank. It’s designed with safety in mind. If the pressure inside the tank gets too high, the valve will allow water to drain, reducing the pressure. Water coming from this valve can mean it’s doing its job or the valve is broken.
